When
shopping for your builder, the highest bid doesn't always guarantee
the best quality - and the cheapest bid may have hidden costs
that prevent completion of your new home.
Here
are several things to remember when choosing a contractor.
•A
contractor should be glad to show you his/her license including
the licenses of any subcontractors that will be working on your
job site. All of R&M contractors and subcontractors are
licensed and insured for everyone’s security and safety.
•Your
contractor should be easy to contact. At R&M our phones
are never turned off. We are available
for our customers at their convenience to discuss the project.
We will be here for you! We help you by following our 7
step customer satisfaction plan:
•When
comparing contractors, take time to closely review and compare
specification and allowance sheets.
-Make
sure the quality and cost (allowance) for your household
items are the same.
-Make
sure there are the same number of outlets, switches and
lighting fixtures, etc.
-Compare
cabinet, countertop and flooring choices (types of woods,
granites, formica's, tile, wood, vinyl and carpeting).
-Make
sure the contractor has priced your allowances for the items
you have asked for. Unfortunately
there
are builders who use tactics to make their estimated price
appear cheaper so you choose them. At the end of the job
you will have to pay them additional money to make up the
differences. If these funds are not available it can prevent
you from ever moving into your new home.
Here
is a hypothetical example:
If your appliance allowance is $1,000 and your appliances
actually cost
the contractor $4,000 then you will owe them the extra $3,000
above and beyond the "estimated" house price you
agreed on.
In Step 1 of our seven-step process, we listen to
what you want and estimate
the price to include those items so there are no surprises.
(now think...where can you get all of your kitchen appliances
for $1000.00?)
•If
you don't use all the money in your allowance, will the contractor
refund it to you? R&M Construction and Development gives
you back what you don’t spend! After all, it
is your money. You can always use the extra money to buy something
else for you new home.
•Make
sure your contract includes your well and septic if needed (this
could cost about $5,500). We include this in your price estimate,
again no hidden costs or surprises for you.
•Ask
your contractor about costs associated with moving walls, adding
electrical outlets, ceiling fans or even a window while
under construction. What is the price to change something
(change order) during the building process
- or can anything be changed at all? We
are always here for you through the building process. Making
changes is not a problem. You will always be told the price
prior to a change, so that you can decide what you want to do.
•Read
through your entire contract to make sure everything you agreed
on is correct. During pre construction meetings with R&M,
we will discuss your contract in detail together. You will receive
a folder with literature explaining the entire building process
along with a copy of your contract.
If
you use all of the above information when choosing your builder
you should not have any surprises during or at the end of your
job.
